Pipe leaks
Damp and water leak investigations often require a range of inspection and test techniques. KEM select the suitable technique or combination of techniques to solve water ingress, find leaking pipes, detect underfloor heating leaks and dampness problems, which may include:
1. Thermal (Infra-red imaging)
2. Damp meter surveys
3. Acoustic tests to identify / rule out pipe leaks
4. Water Analysis to indicate / eliminate potential sources
5. Materials Sampling & Analysis to confirm indicate / eliminate potential sources
6. Borescope investigation of out of site / hard to reach areas
7. Tracer gas testing of pipes to pin-point leak locations
Water Ingress
Flat Roof Surveys
This technique can be used to find where the flat roof has failed or is about to fail. KEM surveys can identify areas where there is moisture beneath roof covering. Areas containing moisture have a higher thermal mass than dry areas, so they heat and cool more slowly. By using infra-red imaging to watch the roof as it cools, these areas can be identified.
Complementary techniques such as the below are then employed to fine tune the findings:
1. Non destructive damp meters – capacitance and conductivity
2. Dye tracing
3. Borescope (from internal side)
Insulation Continuity
Missing or defective insulation causes unnecessary heat loss, can cause condensation / mould problems, and make living spaces thermally uncomfortable. Infra-red inspection can quickly and easily identify problem areas with no damage and minimal disruption. Anomalies identified can then be investigated by borescope and against construction details – thermal bridges can be caused by design features such as boiler flue ducting etc.
